If your place has closed, have you thought about suspending the Rent?

El The Government of Spain has decreed the suspension of activity and closure of certain premises open to the public in Royal Decree 463/2020, of 14 March, declaring a state of alarm for the management of the health crisis situation caused by COVID-19, which is of immediate application, In principle, until March 29, which will surely be extended.

In this situation, since TOURISM & LAW we are considering the possibility that tenants of business premises may also suspend the payment of rent to the owner of the commercial premises due to COVID-19.

What reasons can we legally claim? Is this an extraordinary and unavoidable circumstance? Is it a cause of force majeure? What's the difference between them? What is the most appropriate way to get around this situation?
